How does prefab construction work? From drawing to handover
"Prefab" simply means: made in advance. The walls, floors and roof elements of your home are produced millimetre-precise in our factory in Latvia — including insulation and, if you wish, windows (fitted in the factory or on site, depending on the project). On your building plot we put everything together like a large puzzle. Below is the whole process, step by step.
The lead times at a glance

Interior finishing comes on top of that — usually 2–4 months, depending on your choices.
What do you arrange yourself before delivery?
- Building permit in order
- Foundation prepared and poured — the foundation falls outside the ZTC delivery; we give you millimetre-precise specifications for what our panels require
- Site accessible for a lorry up to 18 metres and a crane up to roughly 30 tonnes
- Utility connections ready or in preparation
- Scaffolding arranged if your home has more than one storey
You receive a checklist from us with dates, so everything is ready on time.
Who assembles your house?
Our own assembly crew from Latvia — no subcontractors, no strangers. The same people who erect our projects in Norway, Sweden and Switzerland. The project leader speaks Dutch or English.
What do you receive at handover?
As-built drawings, CE certification, the warranty certificate and the results of the airtightness test (the so-called blower-door test — a measurement that proves how airtight your home really is). With that you have all the documentation for your municipality, mortgage lender and insurer in hand.
