What does a prefab timber house cost?

ZTC delivers three finishing levels, in two scopes:

• Comfort, Premium or Lux — increasing insulation thicknesses, window and finishing quality.
• Shell (casco) means: the structure stands wind- and watertight. Turnkey means: the external finishing from the factory is included as well.

Because the price depends heavily on design, level and scope, we do not quote a fixed price per m² here. The exact scope is laid down per project in the quotation.

Just as important as what you get is what you arrange yourself. Outside the ZTC delivery fall:

• The foundation — you always arrange this yourself, with a local contractor. We do supply millimetre-precise specifications the foundation must meet.
• Terrace and outdoor areas
• Interior finishing and installations (depending on the chosen level)
• Crane and scaffolding on site
• Permits and local fees

Three factors account for most of the difference:

• The shape of the house. Rectangular is cheaper than L-shaped, and L-shaped cheaper than a free-form design.
• The energy level. Comfort, Premium or Lux — different insulation thicknesses and window quality.
• The degree of factory finishing. Do you want the windows already fitted? The facade cladding already mounted?

Based on a sketch design we give a serious price indication within 10 working days — without obligation.

The contract price is the final price: no material clauses, no escalation. Only if you make changes yourself after the technical design has been frozen does a pre-agreed rate for additional work apply.

You also do not pay everything up front, but in instalments as work progresses: 20% at contract, 20% when engineering is complete, 30% when production is complete, 20% at delivery and 10% at handover including the airtightness test.

The economics differ per project, which is why we assess each project individually. What is certain: a fixed contract price up front, an energy-efficient home and a lower environmental impact (the Dutch MPG score). Whether a timber house works out cheaper in your case depends on design, location and scope.
