How is this price indication calculated?
The calculator uses the same principles as our real quotation process. Three choices drive most of the price of a prefab timber frame house: the shape, the energy level and the glazing.
House shape: from rectangle to architect-designed
A rectangular floor plan is the most economical: fewer corner joints, more efficient panels, faster assembly. An L-shape requires extra structural detailing. A fully custom architectural design — where we particularly excel — takes the most engineering and production work, but delivers a home that exists nowhere else. Our CNC production (±1 mm tolerance) makes almost any shape your architect draws feasible.
Energy level: Comfort, Premium or Lux
Comfort is our high-quality standard timber construction — well above Dutch building-code requirements. Premium adds thicker insulation packages with natural materials. Lux builds to passive-house level with high-end technical solutions. The difference lies in insulation thickness, airtightness detailing and window quality — and pays back through your energy bill: our most recent Dutch architect-designed house achieved an airtightness of n50 = 0.24, far beyond the passive-house standard.
Windows and glazing
We can fit window frames in the factory — saving construction time and failure costs on site. You choose the type (PVC, timber or timber-aluminium) and the amount of glass: from compact openings to large glass sections with voids. Per square metre, glass is the most expensive part of the facade, so this is a real price lever.
What the indication does and does not cover
The amounts shown cover the prefab timber delivery: production of walls, floors and roof, transport and assembly by our own crews (shell), plus external finishing for turnkey. Not included: foundation and groundwork, interior finishing, services, kitchen and bathroom, crane and scaffolding, and permits. This lets you compare fairly with other suppliers.
From indication to fixed price
Send us your sketch or drawings — you will receive a first serious price indication within 10 working days, free of charge and without obligation. On commissioning, the price is fixed contractually: no escalation clauses, no surprises. Since 1991 we have built 400+ projects across 14 countries this way.
