Why Dutch clients choose us
Not for "timber", but for certainty: a fixed price, one chain in-house, and a point of contact who guides you in your language.
One fixed price
The price in the contract is the final price — no escalation clauses, no surprises halfway through.
In-house engineering
We develop your design into a production model ourselves (IFC, LOD 400) — no information lost between separate parties.
In-house production
Everything is made in our own factory to ±1 mm, on a Hundegger CNC line — no intermediate links in the chain.
Our own assembly crews
ZTC's own crews assemble the structural shell — less handover, fewer failure costs, more grip on quality.
Dutch point of contact
Theo Rolvink guides you in your language, from first sketch to handover — short lines to the factory.
From local factory to European partner
- 1991
Founded in Jelgava

- 2000s
First exports to Scandinavia
Transition to prefabricated timber frame panel production and the first export projects to Scandinavia.
- 2012

The people behind your project
Māris Avotiņš
Owner of ZTC; leads production and engineering in Jelgava. On a factory visit he is your host and counterpart on buildability.
Theo Rolvink
Your fixed Dutch point of contact. Guides every Dutch project from first sketch to handover.
Why Latvia is not an extra risk
The fair question from every Dutch client: can I build with a manufacturer from Latvia without extra risk? This is why you can.
One European market
CE marking based on ETA-21/0014, engineered to the Eurocodes — legally valid across the EU/EEA, including the Netherlands. A foreign manufacturer is not a separate route.
In-house engineering + Dutch sign-off
We supply the building-physics and structural substantiation; for Dutch sign-off we work with a Dutch structural engineer.
Factory visit possible
Come to Jelgava (1–2 days). You meet owner Māris and the engineering team and see the production — that removes more doubt than any brochure.
Security in the contract
Milestone payments linked to progress, a contractual production and delivery deadline, and our own assembly crews — no loose subcontractors.
Dutch point of contact
One person, Theo Rolvink, who guides you and knows Dutch permitting practice.
Where the precision comes from
Factory hall
One factory, two technologies: timber frame and CLT under one roof in Jelgava.
CNC production
Every wall, floor and roof milled to ±1 mm — on site everything fits first time.
Engineering
Every project fully engineered in 3D, BIM exchange via IFC, every joint aligned before production.
Assembly
ZTC's own crews assemble on site — 3–5 days per storey, weathertight per block.

Certification & standards
CE / ETA-21/0014 — European Technical Assessment, engineered to the Eurocodes; valid across the EU/EEA, including the Netherlands.
Quality management aligned with ISO 9001 principles — ZTC does not hold an ISO 9001 certificate; our quality processes are aligned with the principles of ISO 9001. Every panel passes a visual and dimensional final inspection, with photo reporting per project.
Hundegger CNC — production to a tolerance of ±1 mm.
ZTC does not hold a KOMO certificate; for tenders with a hard KOMO requirement we explore CE/ETA equivalence via a Dutch structural engineer.
