Working with ZTC: contract, payment and logistics

Both are possible. When delivering to a main contractor we pay attention to lead registration and attribution (agreement §7.2).

Volume rebate indicatively 10–20% for multi-year commitments (3–5 years); negotiable per case and dependent on volume and planning.

Possible in principle but niche. Negotiable with owner Māris.

Fixed-price contracts without standard escalation clauses for inflation. Indicative price within 3 working days, fixed-price proposal indicatively within 5–10 working days after the definitive design. Any exceptions to the fixed price (such as extreme timber price movements) are agreed up front.

Milestone payments, typically in the order of 30/30/30/10 (to be confirmed per project). Anti-insolvency protection via staged milestones and, if desired, warranty insurance.

The first milestone is usually linked to contract signing. Exact distribution per project.

Intra-community B2B delivery = reverse charge. The assembly service may require different tax treatment; your accountant or tax adviser confirms per project. We supply all required invoices and CE/ETA documents.

Transport from the factory is included as standard. Travel and accommodation of the assembly crew in the Netherlands is in principle included and is confirmed in every quotation — everything is laid down explicitly in the quotation.

The fixed price without standard escalation applies for the contract term. In case of extreme timber price movements an exception clause may apply; we lay that down transparently in the contract up front.

We notify the Dutch WagwEU desk. Documentation can be shared with the main contractor or client in advance.

Arranged as standard. Available for inspection or in case of a Dutch tax authority check.

We align with the relevant Dutch CAO. Specific wage levels and arrangements on request.

Negotiable per project — either via a Dutch G-account or via a documented declaration of withholding compliance. Theo arranges this up front with your procurement or finance team.

Indication per project size:

• 150 m² home: 1–2 lorries, 1–2 crane days, 4–6 fitters
• 300 m² home: 2–3 lorries, 1–2 crane days
• 1,000 m² project: 6–8 lorries, 4–6 crane days
• 3,000 m² project: 18–22 lorries, 8–12 crane days

Planned just-in-time; roughly 50 m² of temporary storage on site is usually sufficient.

• A prepared plot with foundation and connections (water, electricity, sewerage)
• Access road for lorries (13.6 m trailer reach)
• Mobile crane (40–80 tonnes) for 1–2 days
• Scaffolding where needed
• Construction (CAR) insurance for the project

Amsterdam, Utrecht, The Hague: smaller trailers, evening/night permits, crane permit on public land (4–6 weeks lead time). Neighbourhood communication is included where desired.

Our own ZTC crews, no subcontractors. Crew lead + 3–5 fitters, scalable to 8–10 for larger projects. Pace 3–5 days per storey.

Considerably less than traditional construction — no on-site sawing, drilling or breaking. Mainly crane and impact tools; working hours within the Bbl (07:00–19:00).

An introductory conversation of 30–45 minutes online or 60–90 minutes on location. For a serious opportunity: a 1–2 day factory visit.

Indicative quotation within 3 working days, fixed price within 5–10 working days after the definitive design, contract and production slot within 1–2 weeks after approval. Production starts after the technical design freeze.

Report to Theo, assessment by the technical team, resolution via Dutch partner contractors or (for major issues) the assembly crew from Latvia within 1–2 days.

Yes. Per project we retain as-built drawings, production photos, blower-door results and handover certificates. Available on request for renovations or resale.
