Working with ZTC: contract, payment and logistics

• Supply + install (standard): engineering, production, transport and installation by ZTC
• Structural calculation and production drawings are part of every quotation
• Not offered: turnkey, loose components (windows, doors or roof elements only) or supply-only

Both are possible. When delivering to a main contractor we pay attention to lead registration and attribution (agreement §7.2).

No standard rebate scale. For serial or multi-year projects we prepare a project-specific offer.

No. ZTC supplies the complete structural package; we do not supply loose components or CLT only.

Fixed-price contracts without standard escalation clauses for inflation. Indicative price within a few working days; detailed fixed-price quotation around three weeks after we receive the design. Any exceptions to the fixed price (such as extreme timber price movements) are agreed up front.

Milestone payments as work progresses — guideline: 10% at contract and design, 30% at production start, 30% when production is complete, 10% when installation is complete, 15% contract-dependent (e.g. windows, roof) and 5% after handover; the exact split is laid down per contract. You do not finance 100% up front.

The first milestone is usually linked to contract signing. Exact distribution per project.

VAT treatment depends on your situation (B2B or private, delivery with installation in the Netherlands) and is confirmed in writing before signing; have it checked by your accountant or tax adviser. We supply all required invoices and CE/ETA documents.

Transport from the factory to the site is included as standard. Travel and accommodation of the assembly crew in the Netherlands are not included: the client arranges and pays for accommodation near the site; we state our requirements in advance (equipped kitchen, preferably individual rooms). Everything is laid down explicitly in the quotation.

The fixed price without standard escalation applies for the contract term. In case of extreme timber price movements an exception clause may apply; we lay that down transparently in the contract up front.

Posting of our fitters is arranged in accordance with Dutch rules (WagwEU); documentation on request.

The number of lorries, crane days and crew size follow from the production drawings and are stated in the quotation. As an indication: a detached house of around 275 m² required 8 lorries, a crew of 4 fitters and around 10 crane days. Delivery is planned just-in-time; temporary storage on site is usually limited.

• A prepared plot with foundation and connections (water, electricity, sewerage)
• Access road for lorries (13.6 m trailer reach)
• Mobile crane (hired by you; lifting capacity and number of crane days follow from the production drawings and the quotation)
• Scaffolding: mobile tower inside and fixed scaffolding around the house (client)
• Accommodation for the assembly crew near the site (client)
• Construction (CAR) insurance for the project

Amsterdam, Utrecht, The Hague: smaller trailers, evening/night permits, crane permit on public land (lead time via the municipality). Neighbourhood communication is included where desired.

Our own ZTC crews, no subcontractors. Crew size per project (for example 4 fitters for a detached house). Pace typically 3–5 days per storey.

Considerably less than traditional construction — no on-site sawing, drilling or breaking. Mainly crane and impact tools; working hours within the Bbl (07:00–19:00).

An introductory conversation of 30–45 minutes online or 60–90 minutes on location. For a serious opportunity: a 1–2 day factory visit.

Indicative quotation within a few working days; detailed fixed-price quotation around three weeks after we receive the design. The production slot is confirmed by the project manager at contract stage; production starts once the technical design is fixed.

Yes. Per project we retain as-built drawings, production photos, blower-door results and handover certificates. Available on request for renovations or resale.
