Prefab timber construction moves most of the work from the building site to the factory. That is not a logistical detail — it directly affects your returns, your planning and your nitrogen budget.
The lead time in numbers
8–14 weeks
CNC production in the factory, in parallel with your foundation works on site. Progress updates throughout production.
2–5 days
Panels loaded in assembly order, delivery to schedule (roughly 4 days to the Netherlands).
3–5 days per storey
ZTC's own assembly crews. Wind- and watertight per block; with multiple blocks your construction flow continues.
We deliberately don't quote a total in months: the overall timeline is mainly determined by steps before the factory — permit and design. Per phase: indicative price within 1–2 working days, detailed quotation in approx. 3 weeks (prioritised once your permit is granted), design and engineering up to 3 months, material procurement in parallel, production 8–14 weeks, transport 2–5 days and assembly 3–5 days per storey — wind- and watertight. What a short build time means financially
Shorter financing period
Every week earlier wind- and watertight is a week less construction interest on your financing — and a week earlier start on fit-out, sales or letting.
Fixed price = fixed risk profile
The contract price is fixed without escalation clauses. Combined with a short, predictable build time, your project calculation becomes considerably more robust.
Less building site, less nitrogen
The nitrogen deposition of the construction phase is determined by machine hours and construction traffic on and around the site. Prefab construction reduces exactly those two factors:
- Fewer machine hours on site — the sawing, milling and assembly work happens electrically powered in the factory, not with diesel equipment on the building site.
- Fewer transport movements — panels arrive in a few planned loads, instead of months of deliveries of loose materials.
- A short assembly phase — 3–5 days of crane work per storey instead of months of structural work.

The exact deposition remains project-specific — but the direction is structurally favourable, and in nitrogen-sensitive areas that can make the difference between a permittable planning or none.
