Less development risk. More predictability.
Prefab timber construction for developers who want to keep their planning, budget and execution under control — from multi-family housing to entire residential districts.

One party, responsible for the whole structural shell
The biggest development risk sits in the seams between parties: the handover from engineering to production, from production to assembly, from factory to site. At ZTC those links are in one hand — which removes coordination risk, failure costs and finger-pointing from your project.
- 01
In-house engineering
Production drawings per housing type, BIM exchange via IFC, every junction coordinated before production. Once the technical design is frozen, the fixed price is set.
- 02
In-house production
CNC production at ±1 mm in our own factory, climate-controlled and inspected — not dependent on subcontractors or site conditions.
- 03
In-house assembly
Assembly by ZTC's own crews, 3–5 days per storey, phased per block for series so your build flow keeps running.
- 04
Dutch guidance
One fixed Dutch point of contact guards the chain from first sketch to handover — your direct line to engineering, production and management.
Why predictability creates return
You don't have to believe any numbers to see the mechanism — each link works straight through into your project calculation:
- Shorter build time means fewer months of construction interest on your financing.
- Less work on site means less dependence on the tight Dutch labour market.
- Factory production means less weather impact and fewer failure costs.
- A fixed contract price means less budget uncertainty in your calculation.
- A short, predictable assembly means starting fit-out, sale or rental sooner.
Where prefab timber becomes financially interesting
Prefab timber is not by definition the cheapest method on the bare build sum — and we promise no percentages we cannot substantiate. But on projects where lead time, labour availability and predictability weigh heavily — inner-city, nitrogen-sensitive, or with tight financing — prefab timber can offer advantages over traditional construction. Whether that holds for your project, we calculate with you project-specifically.
A controlled process, not an anonymous factory
You are not dealing with a faceless foreign supplier. ZTC produces in Latvia — which lowers cost and your dependence on the tight Dutch labour market — while you keep one fixed Dutch point of contact who steers your project from first sketch to handover.
Proven track record
400+ completed projects in 14 countries, since 1991.
Fixed price
The contract price is the final price — no escalation clauses.
In-house delivery
Engineering, production and assembly crews under one roof.
Dutch point of contact
Theo Rolvink steers your project from sketch to handover — the buffer between you and the factory.
Isn’t building with a foreign manufacturer actually riskier?
It seems logical. But clients who look closely judge a supplier on five things: experience, a fixed price, available production capacity, reference projects, and local support. ZTC delivers on each — and your risk stands or falls on exactly those points, not on the country of production.
Unsure about building with a foreign manufacturer?
Visit our factory in Latvia: talk to our engineers, walk past live production projects and see how your project is produced. That removes more doubt than any brochure.
